Check In

Typically, during the check-in process, an Inventory Clerk would meet with the tenants to conduct a thorough inspection of all the listed items on the inventory. In addition to verifying the contents and condition of the property, the Inventory Clerk should provide a summary of the property's condition during the check-in. This may include documenting any keys, parking permits provided to the tenants, and noting meter readings if applicable.
Once the check-in process is complete, the tenants would typically sign the inventory report and a declaration indicating their agreement with the comments section. This signed documentation serves as a formal acknowledgment of the property's condition at the beginning of the tenancy.

Check out

A Check Out report gives a detailed summery of the condition of the property at the end of a tenancy, providing an assessment of any issues (cleaning, damage) and checking for lost or missing items. The Inventory clerk would also check the sets of keys available at the time of Check Out and compare them with the sets given at the Check In, make a note of the new address of the tenants as well as their contact details before noting the final meter readings.
When the Check Out is completed, the Inventory Clerk will then prepare a detailed report of the property with photographic evidence of their findings and make relevant recommendations in regards with any issues or further maintenance actions needed to have the property back in an appropriate standard
ENERGY PERFORMANCE CERTIFICATE
